Project Summary

The Four Seasons Hotel and Residences project is a 22-floor post-tensioned concrete structure located on First and Union streets in downtown Seattle, adjacent to the waterfront, Pike Place Market and the Seattle Museum of Modern Art.  Floors One through Ten are the Four Seasons luxury hotel floors, featuring a large Convention Center, luxurious Spa, swimming pool and shops, all constructed, furnished and finished to the Five-Star accommodation requirements for which Four Seasons is famous throughout the world.  Floors Eleven through Twenty-one are private luxury Condominium residences finished to the particular specification of each individual owner.  The Condominium Owners enjoy the amenities of the Hotel, the surrounding culture of the city and beautiful views of Elliot Bay from their expansive windows and decks.

What special challenges were present and how were they overcome

The challenge of building a beautiful luxury hotel and condominium building on one of Seattle’s busiest downtown street corners was overcome by a true commitment to cooperation between the Owner, the General Contractor, and the subcontractors. The fast-track schedule imposed challenges that included extended over-time work weeks and coordination and implementation of continuing design in the fast-track process all while maintaining the required Five Star level of finishes.
